How We Help Tenants

End-to-end tenant advocacy.

Requirements Discovery

We start with your business — headcount, logistics, customer access, budget, and growth timeline — then translate it into a clear real estate brief.

Market Survey & Site Selection

Targeted property tours, demographic and traffic analysis, and landlord qualification so you only pursue spaces that genuinely fit.

Lease Negotiation

Rate, term, TI, options, escalations, co-tenancy, and exit strategy. We negotiate every clause with your long-term interests in mind.

Renewal & Relocation

Existing lease expiring? We benchmark your current terms against the market and create leverage for a better renewal — or a better move.

FAQ

Tenant representation questions.

Who pays the broker fee in a commercial lease?
In most Davenport and Polk County commercial transactions, the landlord pays the brokerage commission. Tenant representation is typically no cost to the tenant, unless the landlord offers no brokerage compensation.
Should I renew my lease or relocate?
We benchmark your current rent, terms, and concessions against comparable spaces in the Central Florida market before recommending renewal, relocation, or renegotiation.
What areas do you cover?
We focus on Davenport, Haines City, Winter Haven, Lakeland, and the broader I-4 Corridor in Polk and Northeast Polk County.
Can you help with lease renewals?
Yes. We handle renewal negotiations, option exercises, rent escalations, and tenant improvement allowances - even if you are staying in the same space.
