FAQ
Tenant representation questions.
- Who pays the broker fee in a commercial lease?
- In most Davenport and Polk County commercial transactions, the landlord pays the brokerage commission. Tenant representation is typically no cost to the tenant, unless the landlord offers no brokerage compensation.
- Should I renew my lease or relocate?
- We benchmark your current rent, terms, and concessions against comparable spaces in the Central Florida market before recommending renewal, relocation, or renegotiation.
- What areas do you cover?
- We focus on Davenport, Haines City, Winter Haven, Lakeland, and the broader I-4 Corridor in Polk and Northeast Polk County.
- Can you help with lease renewals?
- Yes. We handle renewal negotiations, option exercises, rent escalations, and tenant improvement allowances - even if you are staying in the same space.
